Terms of Service

1. The service

RentOrBuyPH is an online advertising and listing platform for real property. We publish listings submitted by property owners, licensed real estate practitioners, and developers after a manual review. We are not a party to any sale, rental, or lease agreement made between buyers and sellers.

2. RentOrBuyPH is not a real estate broker

RentOrBuyPH is not a real estate broker, salesperson, appraiser, consultant, or developer, and does not perform any act of real estate service under Republic Act No. 9646 (the Real Estate Service Act). We do not act as agent for any party, do not offer, solicit, negotiate, or mediate transactions, and do not receive commissions on sales or leases. All representations, descriptions, prices, and offers expressed in a listing are those of the property owner, broker, or developer who posted it, and are not made, verified, or endorsed by RentOrBuyPH. Our listing review checks formatting and obvious red flags; it is not a legal or technical verification of ownership or title.

3. Who may post listings

Property owners may list property they personally own, consistent with the owner exemption in Section 28(a) of RA 9646. Any person listing property on behalf of someone else represents and warrants that they hold a valid PRC real estate broker or salesperson license (or DHSUD registration where applicable), and agrees that their license number will be displayed on their listings as required for real estate advertisements. Posting listings for third parties without the required license is prohibited and is a ground for immediate removal and account suspension.

4. Accounts

You are responsible for the accuracy of the information in your account and listings, and for keeping your password secure. We may suspend accounts that post misleading or fraudulent content.

5. Listings

Listings must describe real properties that you are authorized to market. We review submissions before publication and may reject or remove listings at our discretion. Listing packages run for the period stated at purchase.

6. Inquiries

Inquiry details you submit are forwarded to the listing owner so they can respond to you. Do not use inquiry forms to send spam or unlawful content.

7. Liability

We work to keep listing information accurate but do not guarantee it. Verify property details, ownership, title, and documents independently before entering any transaction, and deal only with PRC-licensed practitioners when engaging an agent.
